Days and Hours of work

The schedule for this position is an average Monday through Friday 40 hour work week with an occasional requirement to work additional hours in order to meet deadlines.

$38.70 - 39.91 per hour

Job Summary

Summary of Responsibilities


Key duties and responsibilities include overseeing all aspects of assigned construction/renovation projects from initiation to completion, ensuring they are delivered on time, within budget, and to the desired quality standards. Is responsible for directing and overseeing daily operations at construction 
sites, coordinating with stakeholders to meet project objectives, and monitoring project progress to make necessary reports for successful delivery. Is responsible for ensuring compliance with regulatory requirements and health and safety standards. Is responsible for providing directions to project teams, including consultants, contractors, and internal operation teams, and maintaining positive relationships with community stakeholders. The role will liaise with the property management teamand use strong organizational, communication, and problem-solving skills for driving the success of 
property improvement projects and contributing to the overall mission and goals of the organization.This position is a part of property management team and is required to support property management department on other periodical tasks when necessary.

 

Scope and Complexity

The Project Manager holds a key role in managing and administering all aspects of the construction projects they are responsible for. The Manager provides timely advice, direction, and guidance to both internal and external stakeholders, ensuring the successful delivery of projects. Operating in a dynamic environment, the Manager deals with confidential issues that frequently have a significant impact on project delivery. With a high degree of collaborative leadership, the Manager exercises judgment and problem-solving skills to navigate complex challenges and ensure project success. Handling issues both in person and through written communication, the Manager fosters effective collaboration and communication to drive project outcomes. The Manager is expected to support special property management tasks as per property department executive direction. 

 

Communications
Internal and External


The Project Manager engages in extensive communication both internally and externally to ensure seamless project execution. Internally, the Manager primarily communicates with property team members, maintaining direct contact with management staff across the organization and providing 
regular reports to Associate Director. Externally, communication involves liaising with vendors, contractors, consultants, and licensing bodies, as well as permit agencies, to coordinate property project activities and ensure regulatory compliance. Regular written reports, tailored for internal use and purposed distribution, are essential components of the role. Given the complex nature of construction projects, effective communication and collaboration skills are paramount for successful outcomes.

Job Duties

  • Manages all aspects of assigned construction or renovation projects, ensuring adherence to 
    timelines, budgets, and quality standards
  •  Coordinates with stakeholders, including contractors, consultants, and regulatory agencies, to 
    facilitate project objectives and regulatory compliance
  • Fosters a collaborative work environment and ensuring effective communication and problem-solving
  •  Administers project operations, including personnel management, financial oversight, and 
    regulatory compliance
  • Communicates regularly with project staff and management, providing updates and reports on 
    project progress and addressing any issues or concerns
  • Represents the organization externally and internally, engaging with community stakeholders and 
    government representatives as necessary to promote project objectives and foster positive 
    relationships
  • Manages project expenditure tracking, and financial reporting, ensuring efficient resource 
    utilization and compliance with financial regulations
  • Ensures adherence to health and safety standards and regulatory requirements on construction 
    sites, conducting regular inspections and implementing corrective actions as needed
  • Supports project planning and execution, including attending progressing meeting, responding to 
    site emergency situations, reporting to project stakeholders;
  • Facilitates collaboration among cross-functional teams, contractors, and inspectors to ensure 
    seamless project coordination and execution
  • Manages variation/change orders and provides tracking reports, demonstrating attention to details
  • Utilizes project management software and tools to track project progress, manage documentation, 
    and streamline communication through SharePoint and other software platform
  • Develops and maintains relationships with key project stakeholders, including operation clients,
    contractors, property team, and regulatory agencies, fostering positive partnerships to drive 
    project success
  • Employees are expected to remain alert and attentive during working hours. Sleeping during shifts 
    is not permitted
  • Responsible for complying with and contributing to all aspects of health and safety program
  • Performs other related duties as required.

Qualifications & Competence

Education, Training and Experience

  • Completion of a Bachelor's degree in Building Engineering, Project Management, Property 
    Management or a related field is required to equip candidates with foundational knowledge 
    and skills essential for effective project management.
  • Demonstrated experience in project management within the construction sector, 
    encompassing a minimum of 2 years of hands-on involvement in planning, coordinating, and 
    executing construction projects of varying scopes and complexities, providing candidates with 
    practical insights and expertise crucial for success in the role.
  • Possession of a comprehensive understanding of project management principles, 
    methodologies, and tools is essential, enabling candidates to effectively oversee project 
    activities, allocate resources efficiently, and mitigate risks proactively throughout the project 
    lifecycle, ensuring the attainment of project objectives within specified constraints.
  • Must be bondable.
  • Valid Class 5 Drivers’ Licence
  • Criminal Record Clearance

 

Skills and Abilities

  • Demonstrated extensive knowledge of building construction project management principles, 
    including familiarity with relevant regulations, building codes, and industry standards, ensuring 
    adherence to quality and compliance throughout project execution.
  • Demonstrated strong management skills, effectively faciliating construction teams, 
    subcontractors, and vendors to ensure efficient project delivery and successful outcomes.
  • Demonstrated excellent organizational abilities, adept at prioritizing tasks, managing high 
    workloads, and applying effective methods to address project challenges and meet deadlines.
  • Demonstrated effective communication skills, both verbally and in writing, to convey project 
    requirements, updates, and progress reports to internal teams and external stakeholders, 
    fostering clear and concise communication throughout the project lifecycle.
  • PMP or the other project management certificate is an asset
  • Property Management certificate is an asset
  • Real Estate Trading certificate is an asset
  • LEED CP or other green building certificate is an asset
